Unlike Torrens title subdivision which divides land horizontally, strata division works in three dimensions - your lot might be a cube of airspace bounded by walls, floors, and ceilings. Common property includes everything not within a lot: external walls (usually), driveways, landscaping, and building structure. Under the Strata Schemes Development Act 2015, every strata plan must define lot boundaries, calculate unit entitlements, and identify common property. Unit entitlements determine each owner's share of levies and voting rights - typically based on relative value or floor area. The plan must show compliance with building setbacks under the Environmental Planning and Assessment Act 1979 and local planning instruments.
